Solution of architectural planning and technical infrastructure planning

We expect to invest in the constructing works and building orientation on the organization of space and technical infrastructure system.

1.1. Solution to construction architecture:

1.1.1Functional areas
- In the area, there are the following functional areas:
 + Golf Courses

+ Club House

 + The tree garden.
  + Focal areas of technical infrastructure.

1.1.2 Land Use Planning.
 - Make the most use of land in the project area, increasing the value of land while ensuring sustainable development, protecting the environment of the project area and surrounding areas. Functional areas are arranged logically; supporting each other to achieve efficient land use and building density.

GENERAL SUMMARY OF CONSTRUCTION LAND (Phase 2 between 2012 and 2014)

1.1.3 Architectural space planning
Architectural Space Planning fully exploited the value of location, natural conditions and topographic characteristics of the region. The work area is arranged to minimize the digging of natural terrain. Spatial organization and architectural works areas achieve aesthetic value as well as create typically architectural style for the entire project area. The project area in Phase 2 is located in the core surrounded by infrastructure and construction of phase 1. The project area is mainly green grass for golf courses, some items associated with the service system together with garden systems. Spatial organization of golf course is divided into two areas, nine holes in the North and 9 in the South. Service area is located in the east adjacent to the main road system and main entrance of the entire project.

1.1.4 Solution to work architecture 

a. Golf course
Golf course is built with 18 holes of golf. Golf course is designed based on the topography of the area made up of surface features increasing the attractiveness of the polish lines.

b. Club house works
Located in the central area attached to the hotel, near the entrance. It is designed according to topographic characteristics favorable for the service function to create special features and harmony with the landscape and regional space.

c. Green tree gardens:
System of green trees are designed with appropriate plant species and particular nuance and color of the land creating features of the project.
The system of lakes are located in the low-lying terrain, due to the large number of sunny days in the year, there is a very large amount of surface evaporation, so many solutions are designed to handle the embankment of the lake bank to maintain the beauty even when the lake is dry.

1.2. SOLUTIONS TO TECHNICAL INFRASTRUCTURE PLANNING

1.2.1. Transportation system:
Making the most of the current status and the natural terrain, building internal transport system specifically for the golf course to avoid demolition and digging which might affect the environment and landscape of golf as well as the whole region. Internal transportation system in the golf course is connected from the north to the south.

1.2.2. Leveling:
To bring the region's unique terrain, geophysical status of the project area is of particular concern minimize earthwork and demolition. The construction is calculated to promote the strength of the topographic characteristics. The altitude of leveling the golf course and club house depends on the specifically architectural design solutions when implementing the project.

1.2.3.Rainwater drainage system:
    Designing its own drainage system, rainwater from the golf course and other areas is collected into the system and brought to the treatment and recyle zone. In the construction sector, there are a lot of lakes in the low areas to retain the water, balance the lakes and improve microclimate.

1.2.4 Water supply system:
In this area, there is no municipal water systems, so it’s necessary to build a separate water supply system in the project area. Water supply for the entire area is taken from surface water inMa Trai and Song Trau lakes. Water supply system consists of two networks:one for golf courses, one for the other works. Water supply is in accordance with the standards and regulations of Vietnam. This is an arid regio, so the water using issue should be specially concerned in order to save and ensure the lowest loss. Fire fighting water supply system should ensure service radius and be located in all areas with explosion hazard.

1.2.5.The power supply:
   The planning area is mostly hilly and wild land as well as unused land, without residents, so there is no power supply system of this area. Build power supply substation for the whole area. Electrical systems in the region are located underground, substation must be built or the full set of kiosks. Lighting system is arranged to ensure the service capability as well as the beauty for the project area. In addition to the main power source of the project, there should have backup generators to ensure power during operation.

1.2.6. Telephone information system:
There are currently no residents, so there is no telephone information system. It’s expected to build separately modern information systems to ensure the domestic and international information needs.

This is the golf course project and senior residents, so the communication items are particularly concerned. In the long term, Wilesse system will be built for the central area of the project.

1.2.7. Anti-lightning and ground connection system
Entire buildings are designed with anti-lightning system according to the standard 20-84 TCN46

1.2.8. Drainage systems, wastewater treatment and sanitation.
Current study mainly covers mountainous areas without drainage system.
+ Environmental sanitation:
The rubbish collection and transportation is done by urban environmental companies to a certain area of  the  province.

+ Drainage system, sewage treatment
The drainage system is built separately. After being collected, wastewater is treated and re-used. Due to the topographical features, this area is equipped with booster pump stations, focusing on treatment stations. Since this is the golf course and luxury residential areas, so the problem of waste water, environmental sanitation, along with other types of waste

are issues of primary concern. Waste water treatment process is a closed process. Used water are collected for treatment, then reused in irrigation and golf course care. This ensures

not cause environmental pollution.

+ Solutions to improve air quality of this area
Tree belts are arranged in parallel with the major works of the project.
Within project area, the technical works are arranged with roadside large-shaded trees to create green landscapes in this area. These trees not only beautify the landscape but also plays an important role in reducing pollution and protecting health of people living and working in the project are. Organizing trees in association with the landscape lake and garden system, creating harmonious park spaces is the highlight for the project. Trees are organized along the roads and campus  of technical infrastructure works, particularly in

the areas emitting pollutants and the risk of pollution such as sewage treatment plants,

solid waste transfer stations, parking lots, roads with high traffic density. Organizing trees in

the buffer area for ecological landscape for project area.

  + Reduction on pollution caused by drug use in plant protection
Selecting grass is pest-resistant grass. Selecting prestigious suppliers of chemicals for

 plant protection  ensures the quality of chemical pesticides as required. Every year the

company will review and select all types of pesticides used for golf courses according to

the new

list (if enacted) issued by the Ministry of Agriculture and Rural Development to ensure

 plant protection chemicals are on the allowing lists, have low toxicity to humans, easy to

dissolve in the natural environment. The use of chemical pesticides which are in low

toxicity group, unstable and without organic chlorinated chemicals is of priority. Implementing the Regulation on management of hazardous waste issued by the Prime Minister along with Decision No. 155/1999/QD-TTg dated 16/07/1999.

+ For the preservation of plant protection chemicals
Stores for plant protection chemicals are located in areas away from other buildings.

Warehouses are surrounded by fence, locked and well-ventilated. Storage areas must be at higher level than surrounding areas to avoid flooding. It’s necessary to arrange safeguards and managing staff  to monitor the use of chemical pesticides. There should be monitoring schedules for the withdrawal and use of chemical pesticides in which record the volume, time, and people of chemical taking. Officials and employees managing storage of chemicals will be professionally trained on  safety of chemical pesticides.
