Current conditions of the project area

It’s about 30 km away from Cam Ranh International Airport, 25 km from the city of Phan Rang, about 60km from Nha Trang, about 110km from Dalat and 350km from Ho Chi Minh city.

1.2. Natural conditions:
1.2.1. Topography:
          The topography is relatively abundant on the mountainous area, the terrain is sharplu divided up. There are many areas with steep slopes. The topography is lower in the South adjacent to Song Trau Lake.
1.2.2. Climate:
The designed area is located in the region of the typical characteristics of the South Central climate with hot dry climate and low rainfall, the large annual evaporation. Winter is not cold but sunny. The season occurs at the end of the year.

+ Annual average number of rainy days: 51 days or 68 days ¸.
+ The largest amount of daily rainfall: 280mm.
- Evaporation: The evaporation is the largest in the country; the average annual amount is 1616mm, the largest of which is in March and April.
- Humidity:
+ The annual average absolute humidity: 26.1 (mb)
+ The annual average relative humidity: 75%
- Wind: The mainly prevailing wind direction is the southeast and southwest wind with the average speed of 2.7 m / s, the fastest of 24m / s.
- Hurricane: Once every 4 or 5 years, there is a storm hitting the area, causing less damage than that in the Central Region.
          General remark: The climate of sunny area, very little rainfall only concentrating in a short period of time, dry time occurs in 8 or 9 months, which is suitable for tourism activities, playing golf, etc.

1.2.3. Hydrogeology:
            Located on the plateau with an average elevation above the sea of about 140m. The base of this area is mainly rocky.
1.3. Current situation:
            This area is mostly wild land, bare hills; in the area there is a paved road running through to the West-East and the low voltage power running along the road supplying electricity to the Ma Trai hamlet.

  General Remarks:
This area is mountainous terrain, with romantic Song Trau Lake and Ma Trai Lake on the area of up to 1100ha, unspoiled natural landscape, in line with cultural tourism, sports and Resort , garden villas. It’s in the center of the tourism area of Da Lat - Nha Trang - Mui Ne. It takes no more than 2 hours to get to the neighboring tourism areas from here by car. Specially, it’s only about 30km away from Cam Ranh International Airport, which is a very favorable condition as well as an attraction to visitors. Along with the sunshine around the year, the wild environment and a specially featured Cham culture enable this area to become an international tourism area and resort; moreover, architectural solutions as well as rational exploitation will be strengths for the region. Especially, the project area is adjacent to the two water reservoirs of Ma Trai and Song Trau with the area of water surface up to 1100ha, which is a very important and favorable factor to the formation and development of the project.
