Architecture planning project

The structure of space on the basis of natural conditions and terrain in the relation with the surrounding areas, plans for the space structure

Plan:
          Build a closed road connecting all the functional areas of the project. In the Northeast, a new road linking the project area with the way to Cam Ranh International Airport should be built, this road will decrease the distance to Cam Ranh International Airport from the project to about 30km. In South East a new road connecting to the National Highway 1A along the eastern bank of Song Trau Lake should be built. This plan will create a new main entrance in the East on the basis of the two new external-relation roads. Functional areas will be divided at the gateway with the distance of service as well as considering the expansion of the area later. More easily connecting to the surrounding areas increases the value of land; exploit the advantages of terrain and landscape, and also in line with the investment policy to build an eco-tourism and luxurious resort.

- Local community cultural center.
- The administrative center of trade and tourism.
- Spa and rehabilitation area.

1.2 Land use planning:
          Making the most of project land, increasing the value of land while ensuring sustainable development, environmental protection in the project area as well as the surrounding areas. Functional areas are arranged logically, which supports each other to achieve efficient land use and building density. Because of mountainous terrain and the nature of eco-tourism resort, the density of the whole construction area is relatively low. Besise the system of the green trees in the park, landscape trees, centralized green trees, landscape green trees along the roads, the botanical garden trees, there are also areas of trees in areas of steep terrain in which it is impossible to be constructed, the area This green area on the green area of forest park. Due to the mountainous terrain, the design of construction works is according to the specific characteristics of each work in the area, so the constructions of high floors are in accordance with the function.

1.3 Architectural Space Planning

Architectural Space Planning fully exploited the value of location, natural conditions and topographic characteristics of the region. The work area is arranged to minimize the digging of natural terrain. Spatial organization and architectural works areas achieve aesthetic value as well as create typically architectural style for the entire project area. 

The project area is located to the north of Song Trau lake, curren there is a public road running from National Highway 1A through the project area. The path begins at the intersection with the national highway running through the West of Sogn Trau lake through residential district of Dau Suoi B hamlet, then runs into the middle of the project zone and end at the residental area of Ma Trai to the East of the project area. When implementing gthe project the investors will ask for permission to invest in building a new road connecting National Highway 1A along the East of Song Trau lake with Ma Trai residential neighborhood, running into the project zone. This road will shorten a lot the distance from residential areas to the national highway. The estimated length is about 6km. The road is in compliance with the standard of level 3 with the plain surface of 7m. It is also the main road into the project.

          The main entrance of the project area will be located in the southeast in addition to the sub-gates in the southwest and in the long term it’s expected to open a gate to the northeast of Khanh Hoa province when the road linking the project to Cam Ranh International airport is built. Spatial organization of the project is divided into two regions, the North and the South. Current road is upgraded and extended to the main road of the project. The central area lying in the east includes the works such as the administration center, public services and the five-star hotels.

          The community-cultural center located in the west of project area near the sub-gates includes works such as the cultural center of community activities, the rehabilitation spa, the houses of project staff together with the system of green trees park creating a complete area of space and convenience during operation.
          The system of green trees parks and sports centers with alternate functions are arranged in two central areas of the garden villas. The northern area is a sports center, the south is the central park. There are also systems of botanical gardens scattered in garden villas which form landscape as well as the most favorable facilities of climate for residents in the area.
          Other extra works are arranged in the proper positions to ensure the best operation and service ability. Taking advantage of topographical conditions the mainly highlighted works should be constructed. Located on the eastern tip of the mountain just above the main entrance are the five-star hotels, with the highest construction of all the works in the project this is the highlight of the entire project. From the hotel we can see the whole of the project. The other highlights also take advantage of terrain conditions in quite independent and hight areas in order to feature for each region. In the northwest with quite naturally great height, the main building of rehabilitation is architecturally the highlighted construction.

 

1.4 Architectural solution to works

a. Resorts and garden villas:
Land for resorts and garden houses has an area of 41.91 hectares, accounting for 34.56% of the total land area. Garden houses are arranged in groups where there are yards for public activities of each group,which creates the general landscape as well as friendly culture for residents in the area.
          Garden houses are designed for both groups with the same height and some technical criteria in order to achieve uniform of each region. The area of each garden house and villa ranges from 700 to 2500m2. The average density of construction is 20% with the height of 1 to 2 floors. Depending on conditions of the natural terrain, each design creates unique architectural style as well as special features for each house.
b. Commercial buildings 

Commercial buildings are constructed in areas adjacent to the main axis for entertainment as well as shopping needs of tourists. The building density is of 30% with the height of 2-3 floors.
c. Construction of public cultural centers

The airy space and a division suit each function of the construction which has mix-used function. In this area, the works partly reflect local architectural styles which focus on expressing the featured values of the culture of local peoples. The area is organized as a trade village which reappears locally traditional crafts such as pottery, jewelry, textiles, etc. along with festive culture aiming at preserving and promoting non-material cultural values as well as enriching the tourism product of the project.
d. Works of cultural, sports, tourism and entertainment clubs

 These works enrich the other services for tourism and diversify the types of recreation. The positions of the recreation centers easily connect with other functional areas.
+ Clubs of culture, tourism and recreation: Building density of 30 - 40%, average height of 2-3 floors.
+ Sports constructions: with roofing swimming pools, building density of 30%
+ Tennis courts: Building density of 25%, 15% of badminton courts.
e. Hotel works

The area of 5-star hotels, an important work, is located at the main entrance of the project. The hotel area is located with a good view towards the works built on a hill which are the highlight of the work and space for the entire region.
          The hotel area lies between the north and south, which increases the landscape value, and the work is also a highlight for the whole area with an appropriate and luxirious architectural style promoting the value of the terrain. The average density of construction is of 25 - 30% with 7 floors.

 f. Park of green trees and lakes

            System of green trees are designed with appropriate plant species and particular nuance and color of the land creating features of the project.
            The system of lakes are located in the low-lying terrain, due to the large number of sunny days in the year, there is a very large amount of surface evaporation, so many solutions are designed to handle the embankment of the lake bank to maintain the beauty even when the lake is dry.
            In the area, two parks are constructed with their own theme. The theme of the western park adjacent to the rehabilitation center and the community cultural center is Cham culture. The southern park is organized with the theme of a rock park in which there will be outdoor composing camps, sculpture fesivals, art galleries for both local and foreign painters and sculptors.

 g. Along with systems of other extra works

          The system of technical infrastructure, parking areas, sewage treatment, agri-mechanical areas and nurseries, etc.

 1.5 Planning of landscape architecture:

          Based on natural topography of the area, organize the transportation system reasonably and uniformly but not disrupt the natural terrain. Build flexible space creating features in the park with lake parks, highlighted works, and the layout among the works. Create space systems in conformity with the surrounding areas.
          Arrange green lawns and parks along the routes closely based on the terrain creating the landscape for functional areas. Use concentrated large trees for sports, recreation and rest.
          Trees in each group of works not only beautify the landscape, creating flexible space but also plays an important role in reducing the vibration noise, pollution prevention and protecting people's health.         
          Unique architectural style and the main type of garden villas based on the existing terrain not only have promoted the characteristics of land but  are appropriate to the tropical climate of the region as well, which creates unified and complete space in the whole area.
          Design of roads in the project area will not only ensure safety and efficiency in the transportation but also make landscape design become an important factor with a large array of trees as the walking path. Also, due to the relatively complex terrain of some areas, it’s necessary for the landscape design to create a transition between the two heights. Particularly the routes on the land with the height difference of more than 2 meters, it’s necessary for the landscape design of slopes with different solutions such as planting trees to create steeps for planting trees or terraces, combining water suface and planting flowers depending on the area.
1.6 Urban Design: 

a. Contents

            Build arguments and scientific basis of the urban design framework for the project based on the detailed planning and basic provisions of the State, having general evaluation of natural conditions and current status of area.
          Analyze and establish the leading ideas of the urban design for each functional component on the basis of overall planning, then give instructions in writing and approved in writing the terms of implementation.
          Encourage and set regulations on the detailed design of the works.

 b. Composition of studies

1. Roads
          Roads are designed with wide sidewalks, especially the central axis with the embankment of 6m combined with 2m of tree covers in order to create beautiful scenes and make pavements for the people.
2. Management of boundary and setback of construction

- To create unity of street landscape and create the desired sidewalk along the road
- Some common setbacks:

+ The structure of the building as a base for the landscape of the roads
+ Control developing elements for each function
+ Create the desired space
+ Some setbacks for the main routes
- Public works: Depending on the work location, the land area has a setback of approximately 3 to 10 meters.
- Villas: each house has setback of 4.5 m (the front)
3. Managing the approach to land

- The position of the mechanical approach to land must be managed.
- To ensure sufficient and appropriate access to land.
- The safe approach distance away from the traffic intersection.
4. Density of construction management (see land use planning TL 1 / 500)

- To ensure the desired open space in the land development
- Building density in the plots must comply with Vietnam's construction standards for building density in line with building’s function and height.

 5. Height control

- To create reasonable space landscapes
- The height of garden villas and resorts are of 1-2 storeys
- The height of the public works are of 1-3 storeys
- Especially the hotel area has 7 floors
6. System of landscape green tree

  System of landscape trees includes centralized green parks, green gardens among functional areas, trees along streets and the system of landscape works in areas with a good view, the intersections creating harmony, increasing the value of landscape and environment as well as the value of the buildings.

 7. Square system

Square system is located at the key intersections to facilitate traffic movement and creating space for the works around these intersections. In thse squares, the combination of the landscape highlights including advertising signs, etc. creates the spatial landmarks for the region and other areas around the building.
Functional squares are not only connected with the works to support comunity activities but alo the space for enjoying the works. In these squares, the organization is closely linked with the work on the scale of the width and height overlooking the contour forming the most beautiful spatial fringes increasing the aesthetic value of each project as well as ensure the activities inside and outside the works.

 1.7 Planning system infrastructure 

Making the most of the current situation and the natural terrain, the separately internal communication system to resorts, garden villas and recreation areas shall be built to avoid large demolition and earthwork affecting the landscapeenvironment. Traffic in the region is organized with closed main road network linking all major functional areas. Internal transport system and external traffic zones are linked together by the entrances where the large traffic islands create landscape and facilitate the traffic.
In the project, there are 3 types of traffic section respectively 27m, 19m and15m. Static communication system includes the parking lots in the works and in front of villas. Arrange a main parking lot at hotels.

Natural and social conditions

Ninh Thuan Province is on the South Central Coast, the north bordering Khanh Hoa province, the south adjacent to Binh Thuan, Lam Dong Province to the west and the East Sea to the East.


Objectives and project scope

The objective of the project: Forming luxutious resort and garden villas with the international standard of 5 stars; attracting and meeting the accomodation needs and relaxation of the objects in the country as well as abroad.


The idea of formation and the design viewpoint

The idea was formed in the context of development of Ninh Thuan province as well as development trends in Vietnam and int he world, together with programs and plans for investment and development in Ninh Thuan province, we will build an idea of establishment for the area: Making the project the central destination of the whole nearby tourism regions.


Current conditions of the project area

1.1. Geographical location: The project is built in Phuoc Chien commune, Thuan Bac district, Ninh Thuan province. The project area is located about 6 km away from Highway 1A, to the north of Ninh Thuan bordering the Gulf of Cam Ranh, Khanh Hoa.
